At some point you have to accept that your first attempt may not be perfect, but if you set some guidelines and narrow your focus down to something that's achievable you should be on your way pretty quickly.

About 80% of the ones I've seen have fallen through, and many of those were losing deals for the seller.

And of course, you don't pay interest on the money until you use it, so you do end up saving a lot of interest that way.

If the rents were collected after closing and they were not addressed in the sale, then you shouldn't have a legal obligation to give them anything.
