If you insist on hiring your tenant, hire them like you would any other contractor and pay them AFTER the work is completed to your satisfaction.

@James Barnhart The above advice is all good, but what I'm not seeing here is discussion of the bottom line: Is this still a good deal after paying for wiring and hole repair to bring "up to code" or at least to your satisfaction?

Be patient, be creative, accept the idea that rejection and failing is inevitable and take it as a learning lesson, AND, learn the different strategies and network with those in that particular strategy.Sounds like a lot, but it is quite simple.Just my .02 cents
