There are underground outlets throughout the home, no GFCI in the kitchens or bathrooms, one horizontal crack from floor to ceiling in the first floor with a crack running the width of the room where the wall meets the ceiling, there is a thin stair step crack on the brick exterior (seller claims the issue was repaired).

I'll know exactly how the model works and how it's integrated together, as opposed to just saying "oh, I downloaded this model from the internet and it looked good"...doesn't sound like I was being proactive or vigilant with my REI education if that's my answer to someone asking about my models lolYou're right in the sense that I don't want to have analysis paralysis.

I recently had 6 interior doors replaced (only the doors not the frames) and two exterior metal doors (similar to what you had done) for a total of $3200.For the tile, it sounds like he's doing the tub surrounds only, not the flooring?

Rigid, seam side up, using foil-type tape, tape seams and joints, limit elbows as much as possible and slope toward vent to allow any condensation to drain to the exterior.

From a purely personal point of view as the one who does the cooking I would prefer a hood exhaust as opposed to some counter top exhaust and a double oven.What if you didn't decide but go with some kind of builder(flipper) credit and let the buyer decide up to a certain value?

all very good advice. add to that a trip to www.annualcreditreport.com. by federal law, you are entitled to one free credit report from all 3 agencies each year. this is where you can get it. and, yes, it is free as opposed to the free credit reports websites which are anything but free. in this website, you can dispute any negative information that you do not agree with. many peoples credit report will contain things that are not theirs. these agencies are NOT accurate by many means. they mix up stuff with people with similar names, close social security numbers, etc. go to the website and check things out, you can improve your score easier than you think. and, by all means, please accept and use the advice of the people who have answered you back prior to myself. it is good advice

Also, if the foundation issues are significant enough to have caused cracks that transverse exterior and interior to the point that light can be seen, I seriously doubt that your rent ready repair budget will cover what is required to get the rent up to market.
