I am having trouble finding info online (everything is tenant favored!!)

I have several tenants requesting the option to pay online rather than sending in or bringing money orders, checks, cash etc. to the office. 

A 1031 is very easy to understand and most can be found online for free or through a phone call to your accountant or a friend who's an accountant. 

Some states allow you to do this online by filling in the blanks.

Easily verifiable via my online calendars.

I personally have used online landlord tools like cozy.co for screening tenants and collecting applications.

I would suggest looking through the SBA website for more information and always check the credentials of someone claiming to be a licensed real estate agent or broker online in the state website where they claim license.  

The sellers also have their eyes in the sky in regards to pricing because they believe that the commercial aspect is enough to raise the price, even though the land is outside the development currently.Does anyone have any advice, tips, or knowledge on the subject?
