I am unsure of software I should use to track my properties and I'm also unsure how I should organize all other information that needs to be sent to them.

Personally, I can't bring capital, but I bring problem solving, creative thinking, consistency, time, good with my hands, people skills, ability to manage and multitask, logical and organized, and can learn most systems quickly.

I can only assume the LLC is taxed as a partnership and not a C Corp as you didn't specify.You may want to seriously consider re-organizing the LLC in another jurisdiction to avoid the $800 CA LLC tax going forward.
