A little carpet and paint because they are scared of anything else.The problem with that is most properties needing carpet and paint a home buyer will also want that property and take it for 15% off market value.

For instance i use the same color paint in all the homes i renovate. if i use carpet i use one singular kind.

I took it off the market for the winter and replaced the carpet, painted the outside(it's stucco) and did a few other things before relisting it in March of this year.

If you're buying properties that just need a coat of paint and some new carpet, then no, it's not that difficult.

To me, minimal means I'm going to clean some carpet, put less than $500 in new/replace material into it and then paint a couple rooms.What you want to do here is turn "minimal" into a number.  1.

After the dry wall is installed we can then move on to the next phase (adding moldings, priming/paint walls).

Things like broken windows, rotten wood, peeling paint, exposed electrical wiring, etc. 

The rehab work we did was not counted because it was mostly paint and repairs.
