In my opinion it is best to purchase with cash, refi and buy more properties.When you purchase with cash you normally have more power to negotiate and you will defer some fees until you refi.

And Also when Marketing whether verbally and in writing And Also negotiating deals Would you have to disclose that you are an real estate agent and investor as well?

Instead of goals, what do you like to do: i.e. talk to people, negotiate, etc, that may lead you to something in RE.

So I'm negotiating with a seller as a RE agent representing myself.

Some have better splits but you get the idea.Me I negotiate for 2% or better on the buyer side and since I am one person and the principal broker I keep the whole 200k plus.So 2 schools of thought.
