Ideally you'd use 2-3 check valves in series as this helps if one of the valves is partially or fully open due to debris or waste. 

We also wanted to do more than just sfr that only have minimal cash flow.

If the inspectors she uses get most of their work through her and something is "gray area" not good, it seems like the scales could easily tip to my realtor (who naturally would prefer a bump free closing) and maybe that gray area thing doesn't get mentioned or is minimized, etc.It's a lot more work to hunt down someone reputable and reasonable on my own, but there's a lot more peace of mind knowing that I'm the point person that their primary allegiance is with. 

It's a multifamily property that has potential to increase rent of $150/unit with minimal improvement. 13 Units.

I filter a lot of interested tenants because I do not want to waste time on them and even then most of the tenants are not of the quality.

Thus I think the rule/law is reasonable step to take to minimize exposing sellers to such liability. 

Minimize repairs by requiring your tenants to carry Renter's Insurance with Landlord as Additionally Insured.

Worrying about changing that value is a waste of time.
