To help veterans and active duty (and of course, eligible Guard & Reserve) buy a home, the VA through the VA home loan program will guarantee 25% of the purchase price up to a certain amount (usually known as the Conforming Loan Limit), enabling us to buy a home with a 0% down payment and no PMI.  

Before I jump in to this investment property journey, I’m curious to learn how you set up business expenses, rent collection, update costs, etc organized so it’s easy for tax time and analysis.are there programs or systems you swear by?

I work as a CAD Draftsperson (3D modeling of our fixtures to create blueprints, programs and cut lists) as well as a Carpenter when some extra help is needed on the floor.I bought a little ranch 2BD/1BR house in Milwaukee (Bay View), Wisconsin six years ago and have done a lot of work to it over the years - new custom kitchen, appliances, refinishing of original oak flooring, A/C, bathroom and 6' fenced in yard.

The lenders are all local banks, who suggest we use the SBA 7a program.

I don't know how much, or how fast, the bond buying program will be tapered, or when.

Talk to a broker about this since some loan programs require you to have landlord-ing experience of 2 yrs.

We lend at 80% LTV and have other programs specifically for BRRRR.

A good lender should be able to tell you what to expect for an FHA loan and its requirements.One tip I have is to go to local credit unions or local small banks in your area and ask if they have any special low down payment programs for first time homeowners.

I have heard of programs where you don't have to pay MI but the high interest payment doesn't make it worth it.
