I went through 10+ iterations of plans upon finally deciding on this set. 2) the car ports will be the tandem spots, the drive way can fit 2 cars side by side (the tandem spots aren't listed because this isn't the final plans for the city)3) I really hope you're wrong, I want this thing built in 9 months or less (granted there is not much rain delays)4) I have my worse case scenario at 450K all in; 375K is a likely number5) Site management is going to be a nightmare, I agree with you.

Reading some other posts though, it seems like a lot of newbies have gotten burned when doing long distance for their first deal, and I'd feel much better if I could be there in person, walking properties, talking with local investors, etc.I'm trying not to let fear cloud my judgement, but should I wait until after I move to get started, or should I try my luck with long distance investing?

On some of the lists you can also see when the judgement date was for the foreclosure so that helps determine if you will have to pay additional taxes.
