I'm feeling seriously frustrated with opening up these LLC's & I have already paid an attorney to get everything ready to record these deeds . 

If neighborhood class is important and you are planning on investing any significant amount of money, then its worth having boots on the ground to see, smell, and feel the area.

If the deal that comes your way is not in the neighborhood with higher rated schools that you like, wholesale it for a few bucks and go on to the next one.You really have to see the area and get a feel for what different priced areas look like.
