Management is more intensive so they tend to charge 12%.Conversely if someone is managing a nice property with 4,000 a month rent they might charge 7%.One you are getting almost no headaches and 3,360 for fees.

With commercial loans, they are a lot more friendly to holding a property in an LLC vs residential loans.So this should workout perfectly for you :)

Only thing is it would’ve been a huge waste of time, which I agreed and told them I would like to work with them if they were willing to work out a better rate.

If they wish to continue living in the unit after the price increase great (be sure to screen and ensure they can afford the new amount). if not, let them know you're sorry but the arrangement isn't going to work out.

See what you can do about the rent rates and if you live in the 2 bed unit and rent one of the rooms out to house hack this place for the year to fulfill you FHA requirement then it may work out, just double check your numbers.
