My question is this is an REO property and the agent's instructions are requiring POF or Renovation loan to be attached with the offer.

I'm actually going to read through that lease to get a more detailed understanding, and I really appreciate your thoughtful response.

I have paid 125% to the Tax Assessor Collector, because it has been less that one year, and the buyer at auction has not sent a response to my  request for cost.

That being said I have read horror stories about leaving property to several offspring and/or family but I like to think that I’m raising them responsibly and I intend to pass on all my knowledge about it once the time comes.

You may consider sending half with that title and half without and track the response rate.
