Thankfully, the market was still trending up and we made more selling it the second time than we did the first time around.  

Matthews will follow if this is approved, and I would imagine things will trend the other way or stagnate if denied. 

If and when you begin doing volumes of deals in particular areas, you begin to get a feel for the market amd it’s trends. 

The trend is your friend.

I don't think it's a pipe dream but you will need some Reno to increase these kitchens and bathrooms appeal (find out what's trending in the market for rentals). 

I like Phoenix as well, but I do a lot of research about climate change, and am a little nervous about some of the water and head issues Phoenix could experience, if the current trends continue.

I want the appreciation play and if you study the trends carefully it is not gambling just like the last 6-7 years .
