If you're experienced or high volume, this can be mitigated. 

There are great values and there are some very high prices. 

Build a portfolio of cash flow producing single-family homes in a high-cost market with high barriers to entry. 

If the pasture has low spots or holds a lot of water a 1000lb horse can do a lot of damage. 

There is negative cash flow… my thoughts are that either:- Rent estimate is way off- Property value is too high- Other?

While it is true this would help folks “unlock” some of the equity in their home since home prices/values have appreciated greatly in the last 3-4 years, it also means they will spend it somewhere into the economy and that means more pressure on inflation.

I'm a little nervous too because the asking price is a little high for the amount of repairs that are needed, but I'm trying not to scare the owner with a low ball offer because I'm focused on getting him to finance the deal so I can get a low interest rate or no interest at all.

Spain is in very bad shape economically right now with extremely high youth employment and occasional riots.

The high ROI potential with a sale price of $110,000 promised substantial profit.
