We have done ALL the work ourselves except for finishing the drywall.I will do a whole RENO thread once its done, but here is just a quick overview of what we have done.Whole new Heat and Air unit, switched to gas, and moved duct work from under the house to the attic.

The condo I lived in, they don't charge enough for condo fees, have to impose special assessments just to pay utility bills, when it went several months behind and faced shutoff of gas for central heating and electric for common area lighting.

I am not kidding when I say I have properties that I spent less than 2 total hours on last year - that's EVERYTHING, including driving by once in a while to make sure it's still standing and popping in to do a 30 second check on floors, heating filters, and under sinks.
