Currently have a couple duplexes in my market that hit the 1% rule, fully rented, and clean (but not super updated) props.

I have a salary but i keep time to check on rentals , rehab them , clean , touch up , rent them out , look for new properties constantly ,  if not by the hour .

They had really strict house rules like no guests, set curfews, cleaning schedules, etc.

A correct setup of the property purchases, the loans, classes, and chart of accounts are tasks that go along way in helping you with clean books and the ability to scale.

I am lucky to have someone consistent to clean the apartment on a reliable schedule.

When I pressed them on what is the downside to ask the bank's blessing for the LLC transfer, they gave evasive answers and repeated that "they wouldn't look back on a closed clean title".Closing as an LLC in the first place would require higher rates and down payment, and of course I want to pay residential rates and lower down payment.

Bought a crack house/hoarder house for 80k off some older gentleman who didn't want to deal with getting them out, clean up, selling process... despite the state of it, it was still worth at least low 200's .
