Either version of this dilemma is a gnarly, nuanced thing (deep, gnarly rehabs OR tear-down-and-build-new) and you would do well to either avoid this altogether (by selling it prior-to-renovation) or bringing in a partner who is wise in these ways.Then learn every ounce you can from their experience and do a smaller scope of work as your next flipThen get gnarlierThen work up to this place (if you want to), but take on these SOWs only after building reps of success at lower risk levels.

Note: some states have laws concerning the amount of security deposits in a leas, so watch out there as well.And, you really don't need to call it a security deposit, it could be the tenant's savings for their fiscal health which in turn helps the landlord by them being fiscally responsible, sometimes you need to think of others before thinking of yourself, not only does that make you look better it keeps you out of trouble.If terms of a lease agreement are not kept by the tenant then the owner has a "security" recourse or route to take, it's called an eviction.
