most sellers in my area would be suspicious to say the least if they thought you weren't a "real buyer" that could close them out with cash in their hand in 30-60 days Do know an appraiser/property manager that advertises cash buys for houses in the local paper but basically he gets short term bank money and holds them for at least a year and a day and rents them.

my 2 sense however - you can find all the sellers/motivated sellers in the world but if you don't have the first clue of HOW to speak to them, what to say, what to ask, and how "it" works - you'll get pretty close to NO WHERE.yes, you do learn THE BEST, HANDS DOWN, from actually doing and there is NO course and NO book that can spoon feed you to success.
