Cell phone, gym memberships, look into other deductions you can take with having a business, you can self fund your business as that is how most of us start unless you have investors, or stock holders.

Have them sign that document and hope they move out by the agreed upon date.It might seem uncomfortable paying someone to leave when they owe you money, but if they agree, you might end up getting possession of your property several weeks sooner than eviction.

If I were to encounter a tenant like that I would simply inform them that since they are unhappy they are free to leave and the sooner the better.
