Another advice on having roommates, make sure you set ground rules and let them know how things will be ahead of time.

HOA's usually only have control of the outside and the common grounds of the property.

One unit upstairs rents for $450.00 one bedroom one bath. 2 units on the Ground floor rents for $500.00 each . both have two bedrooms and one bath.Roof replaced in 2019 , leach field replaced in 2019.

Many people have managed OOS properties on their own, but it is more difficult and you would need very good processes in place and have some sort of boots on the ground person in that market to put eyes on the property and check in with things. 

Some states deemed RE Pros as essential, some did not - so depending on your hunting grounds it might be a little quiet for a while.
