People are asking what I think of new deals but, believe me, I am very green and I know it.

It's identical to about 6 other homes next to it, all of which have 3 units rented out, and have up-to-date green cards.

While out, I took notes down on vacant homes, taking pics, cross-reference tax records to see if a bank owns it, if not, send a yellow letter, or a different method that has been articled on here (take pic of house, print on letter and envelope).

If it does, then follow those rules, dot your I´s and cross your T´s.

Dallas is a hot area now but keep on mind that in some areas just crossing the street will be the difference between $110ft and $90ft.
