@Henry HsiehTo provide a different perspective:I am NOT a property manager so I have no skin in this game  But I can tell you, as a GP involved with over 1100 units and $140M AUM, good property management is a big key to successful investment. 

You have a leak to repair with some cosmetic repair to the lower unit, and your insurance is doubling.

I know I am overthinking this too much for the current stage as an investor, but I'm trying to work backwards from my end goal of owning 100 units.

We use Zillow payments for our 3-unit property.

The units need to be updated.

Use your VA to buy a 2-4 unit for more cashflow.You could also do an FHA 203(k) which allows you to finance repairs & improvements.

Hello All, I am not sure if there is a rule of thumb to how much a design should cost but I received an estimate of $23K for Civil engineering work (site plan, storm drainage plan, site grading, soil erosion & utility plan), $25k for  Architectural and structural and $11K for MEP for 12 units townhouse (2 bed and 2.5 bath) on a slab. 

She gave a deposit of $765 but smoked in the unit for 2 years.

I used prime realty property management for my 12-unit building until I sold in November 2022.

We wholesaled a 4 unit off of Ritter last year.
