I work in Sales and plan to start out slow and do this part time until I gain the knowledge to fully commit to RE investing Full-Time.

We have spent so much time and effort improving this building and I hate to lose all that we have gained in the past several years to this person. 

Each will cost you about $160 per year,  which is very cheap considering what you gain.

I think you should look more at them as a whole profile, I know people who have been arrested and never charged because a jealous ex lover called the cops over a fight you just never know.If she has a great credit score, Landlord reference and has been gainfully employed for 3+ months and her boss gives her a good review.

Can't beat those tax-free gains!

Be aware that if you've got a tax loss (even if you have a cash gain), you'll have no tax liability in the state where you own rentals and, therefore, no filing requirement.  

Just don't forget to factor in sales expenses and taxes on short-term gains.
