Also I would suggest not to agree on the rock bottom price as we learned with potential buyer#2, that if something comes on inspection and you don’t have room the deal will fall trough.

@Jay Legaspi I think a partnership is a great idea, just make sure whatever arrangement you make is as clearly defined as possible and written out ahead of time- and everyone agrees to it.I started with single family, and I'd advise that route too.

I agree the 2% rule doesn't apply to areas like Seattle but I'm adverse to any investment that I know will need money invested into it monthly, indefinitley.
