Being an exclusive buyer's agent is great, but lets be honest, I'd love to get some listings under my belt.I'm in an up and coming area, new builds are going up left and right, property being sold for new builds, all that jazz.Either way, I've been driving around trying to stay on top of the builds, but the minute a board is laid they're listed with an inside realtor, which is obviously a great benefit to the realtor and the builder, but how can I get in front of builders before construction starts. 

The sec121 exclusion is the only one i know which has a 2yr requirement and that is only for your primary residence.You really should consult a qualified professional or two.. 

The attorney also has to publicize your passing in the newspaper or post publication at the county courthouse, to allow anyone to make a claim on your property. - It’s a complete PAIN. - Make a list of all banks and account numbers, all investment institutions with account numbers, lists of credit cards, utility accounts, etc.

Do you think we me being an exclusive investor agent I can get credibility knowing numbers and being honest about the best exit plan?

That'd be funny.Back in the day when for rent listings were primarily in the newspaper, I would call and ask if they'd consider a lease with option to buy.

However, here in CO "rent to own" is def a lease with an exclusive option to buy.
