I was wondering if anyone from Invelo or just someone who uses it could walk me through an actual list just to make sure I am doing it correctly? 

Did not include any actual execution with furniture, paint, various other finishes.  

In some cases it does, but in many - forcing a 3rd bedroom is actually too much.

@Kyle Klineall purchases are actually made with cash, the only question is whose. 

.….INCLUDING …ALL… COSTS, FEES , CONSULTING FEES.You will likely get one of the two following responses..1) “ the hud 1 isn’t available”… if you are financing…..this is FALSE…the disclosure IS available..as it is one of the benchmark doc FOR the financing.Or..2) that wholesaler, guru, or turn key company says that they don’t want to do business with you… what they Actually just taught you.. is that you don’t want to do business with them..OOOHHH.OPTION THREE..no problem Mr Buyer… here’s the Financial Disclosure… note line 36 near the bottom on the right column… there’s a “ consulting fee”… that’s my cost .Hmmmm I know where I’m sending my business.I would love to help build your financial future ..

@Christopher Martingenuinely curious what the appeal is - obviously lending to a trusted partner is one thing, but having to vet individual deals and run the risk of a 100% loss to get a 12% return seems... intense.the crowd funding sites are a non-starter with me - i will either buy actual real estate that i control, or index funds.  

My partner handles maintenance and repairs and a lot of the actual renovation, as well as assists in other areas.For those investors with experience, what things most helped you scale?

Go to their Facebook page and just look at all the comments after each of their posts and you’ll have all the information you need about why this company is not worth it and a huge hassle that actually cost you more money.

The owner told us we'd be able to see all of the units, so I'm not sure if he didn't actually make her aware we were coming through or if she was being difficult.- Owner sent proof of payment and she's been consistent since 2019 with no missed or late payments.- Owner sent a 6 month lease signed back in 2019.

I'm actually in Boise and pretty well networked in this area.
