Don't be surprised if you call 200 banks...that's not an exaggeration.Investor Networks - it certainly sounds like a "mentor" might be needed in your furture.  

One house was listed at $179k, the price dropped and after I produced a $30k issue I was able to get it for $110k.One house they had a current appraisal (I didn't agree with it) at $160k and I offered $91,500.The only other low offer was one they listed at $115k, I offered in the $40ks and have since bumped up to $60k but they sold it elsewhere (sounds like it went for around $70k).You run a risk of looking like what you fear, but what could it possibly hurt to try?

HOWEVER....not every bank offers this type of a loan (I know, it sounds strange that a bank may not offer a cash out loan on an investment property but it is true).  

The hard part is finding the lender and a 'deal' worthy of engaging a private lender. 

Sounds to me like your first move should be to sell your NJ rental and invest the proceeds somewhere more profitable.

I have absolutely no knowledge about mobile home parks, but it sounds like a great plan!

Working for a top producing agent or real estate investor sounds ideal but I just don't know where I would find the best fit.
