My strategy and what I know now compared to a year ago is dramatically different.

If your living situation allows, you can house-hack the first home, (renting out portions of your house to offset your monthly costs and boost your savings), to set yourself up to be ready for the next purchase.

There seems to be a lot of rentals available and rent prices have dropped dramatically compared to when I looked late last year.

@Liam Mullins the rule was made to prevent landlords/property owners from booting tenants for dramatic rent increases, which is exactly what you're talking about doing. 

Not sure if new alone will boost up the rent per se (but it may let you be on the higher end of the range).

Senate Bill 21-173 is far worse for landlords statewide and could dramatically change the landscape for rental property owners. https://leg.colorado.gov/bills...  

What about the "boost" feature on marketplace?
