I recently received the pest & home inspection report and there is faulty grades and the beams supporting floor joists are sagging in between pier blocks with cellulose debris to be removed(major foundation issue), no attic access, door bell didn't work, no ventilation in crawl space, leaking drain line underneath tub, faucet leaks, 2 drawer fronts are broken at bottom of closet, bathroom closet won't latch closed, door in between living room and front porch wouldn't open (I assume this is why the agent had the lock box house key on the back door and used only the back door for showings), most all windows wouldn't open (painted closed during rehab) and missing screens, electrical for entire home was only 100 amps instead of the standard 120/220 or 200/220 (assumed this is why all major appliances were unplugged).

I would think that wall anchors if installed correctly would be considered an improvement, just like putting in new kitchen cabinets, new gas lines or new drain tile.

If their credit does in fact go down the drain when foreclosing, are they likely to lose all of their current credit cards as well?

If the main drain gets clogged, you had three families flushing their toilets into it so you can't pin the clog on any of them.

This will require a perimeter tile inside the foundation walls at the footer, probably draining into the sump.

I see many landlords, who are tired for this reason and when you see them they look drained and done.

My advice might be a bit controversial, so take it with a grain of salt...Just be true to yourself. When I got into the business, I felt pressured to do the typical realtor activities that I personally hated, IE cold calling, door knocking, begging for referrals, pestering family and friends with scripts.Because I hated being a pest, my motivation to keep on was draining.

@Aaron Dixon- I would agree with your family friend ...last time I was in the Tampa / Sarasota area - there was a 30-45 minute thunderstorm ....the rain from this short downpour overloading the drains and flooded the streets instantly ......a bit eye opening ....I am sure certian areas are fine ...but unless you are super familiar, I would be careful

Clearly my summary is very simple, and there are a lot of areas you can get tripped up on in retail, i.e. did the center you are buying have a dry cleaner in it 40 years ago that dumped their chemicals down the floor drain?
