If the LLC was administratively closed by the Tx Comptroller's office for non-payment/non-filing then there is a de facto argument that the contract was signed by the members/managers (if proper) that the successors in interest intended to sell the property, so it is right and just to enforce the contract against the successors. 

But it's hard to judge on an online forum.I would just note that in Pennsylvania, all appeals are reviewed de novo.

If you do know the difference, do you know when the De Minimus rules come into play?  

Additionally, Shoreline is good for families (our cul de sac has about 20 kids of all ages living there) and the school system is good as well. 

I owned a large number of duplexes on a culs de sac in a town near Everett for over 20 years.

I just paid $1.75 per sq foot labor & materials for a full refinish, 3 coats of varnish and buff with shoe molding.If you go with laminate, after labor you'll be looking at right around the same price and de-valued your house...
