I did realize after I made this post that the Applicant's monthly car payment of over $700 is actually included in the total monthly debt obligation which is above $1300 so I over calculated the car payment into the expenses. 

@Nate Meeker I agree with you - there are plenty of dissatisfied customers when it comes to hiring these too good, too big to be true companies, like WealthAbility (ProVision). 

That coupled with covid prices increases and me being unable to work as much due to a broken wrist made this our most expensive and least profitable flip yet.

Settling on a tenant with a negative credit score, positive eviction history and zero bank blance just because you are scared to have a unit sit empty for a few days is a mistake (that I've made). 

This lein wouldn't be removed until all payments are made, just like a mortgage.
