i agree brandon..i don't charge an application fee...so many tenants are aware of the application scam and they dont apply bc they don't want to lose their 20 or 30 bucks..i don't charge a fee..yes i get a lot of dead-ends this way, but i don't pay for a service...i use the internet to look up as much info as possible, google their name, search local county criminal records for their name, verify references, etc.

Not really concerned with anyone's opinion about the ethics of doing this, so please don't respond with regard to that, but if you have the CA criminal or BPC code that is relevant to this action, I'd love to see it.Hoping Aaron or Will can help out here... it'd certainly be cheaper than continuing to pay my attorney to deal with problematic occupants at a snails pace.

The attorney I mentioned above was not a criminal defense type, he was an ambulance chaser and more successful at real estate than writting letters to insurance companies.I have had a notary go in to the county jail for a closing.
