No offense but you seem to lack the requisite experience to tackle a project of this complexity and magnitude.

i agree brandon..i don't charge an application fee...so many tenants are aware of the application scam and they dont apply bc they don't want to lose their 20 or 30 bucks..i don't charge a fee..yes i get a lot of dead-ends this way, but i don't pay for a service...i use the internet to look up as much info as possible, google their name, search local county criminal records for their name, verify references, etc.

This time when I chose the tenant I followed the screening process carefully, looked into their past (criminal and credit), reviewed as much about their lives as possible.

That could be criminal in nature, so it is very serious.
