The one I currently own was an FHA loan  that I closed in January & I didn't have an LLC or anything established at the time but I created an S-Corp last month to begin to protect myself.

But I would consider splitting that off into the separate unit for a rental when you sell ---  of course you'd want to run the numbers/explore the market to see whether the duplex or SFH would give you the best valuation.In an effort to produce more affordable housing, CA is in favor of garage conversions (amongst other things) to create ADUs ('accessory dwelling units').

Hey Guys I have a creative deal I put together and the financing for it is going to have to be just as creative.I am buying two properties next door to each other and subdividing portions of the very large backyards to create a 3rd lot to sell for the profit (see pic.)Both home are in good condition and upgraded (minimal oppotunity to add value.)

You need to have them create a party wall agreement similar to an HOA but it maps out owners responsibilities who owns what etc.In fact without that and a survey I would think you would have some issues with the city accepting it.
