I'm looking around the place trying to assess what it would need and remembered meeting a guy in the same complex who did a complete reno and said he put about $15k into it, (complete kitchen gut job, tile, carpet, bath cabinets, paint, moldings...the works) So I factor this into the equation.

Ryan -- I would expect commercial lenders to be very skeptical of a neophyte taking on a small apartment complex, but if professional mgmt will be utilized, perhaps that mitigates those concerns.No question there are quite a few REO/SS apartment deals out there, where the prior owner simply overpaid.

This topic was discussing how to wholesale REO's and there is not just one way or method to do it and most of us have agreed that wholesaling REO's is much more difficult and complex than dealing with an owner where you can buy sub2, short sale, etc and wholesale it.
