The property I ended up buying was a townhome and two months after purchase I received a letter from the HOA lawyer stating that there are not allowed to be any rental properties in this complex!

He has been self-managing this complex for the past 10 years, but will be moving to San Diego full time soon.

I actually wasn't happy with my first one but I was asking from something very complex above his competency so it wasn't his fault.

Are there any specific areas, complexes, resorts, etc. that you recommend looking? 

Some models I've seen have things so far diluted (not to mention complex) that once the smoke clears, the returns pale.  

I'm interested in making an investment on an apartment complex.

This is simple and once the divorce goes through I’ll be full speed ahead.For the last 20 years though I have been in construction and property manangemnt for single family and the last 2 years I have been running a 600 unit apartment complex and a 110 unit condominium.

Ideally apartment complexes but I think starting with a house, then 4 plex then who knows.

Condos come with a little bit of more risk and the reason for that is that they are tied to the other properties in the existing neighborhood because when you talk about a condo complex, every single unit is typically the same and there are two different variations or a maximum of three different variations.

You could also do a mailer to the complex with a short note saying "Pick Your Neighbor!"
