I think it would be near impossible to pin it on the prior plumbers.

@Marshall FairleyWhile I agree with @Ryan Blake that Myers, Networth & New Western get the MOST houses, I would recommend researching other investors experiences with these companies prior to pulling the trigger.  

However, I have a friend who just became a realtor and I'm big on supporting friends and their endeavors so I am supporting her.The homes within a 1 mile radius that are comparable to the home I just flipped and am about to put on the market are selling for the price I want to list mine as.

With rents running $2,600 people compare them to fancier Manhattan units.

@Paul Caputo good point, abandonment studies are often not done at all as they fly under the radar a bit as compared to cost segs.

It's not cheap, but it looks relatively cheap compared to stuff in Culver City, Westchester areas and of course way cheaper than a place like Venice Beach.

I like to think I run fairly conservative estimates (at least compared to the projections we use where I work).

I haven't found it necessary to self-promote, as my reputation precedes me, and I'm noticing for the first time this year I am getting a fair amount of traffic via referrals from other tenants prior to posting any ads.

However I do plan on living in the property temporarily so if I use traditional financing I can get into the property for as little as 3% down ($2400 compared to $40,000) with the current interest rates at around 4.75% for 30 years.

You can give legal notice immediately based on your state regulations if they are on M2M otherwise you will be required to give notice XX days prior to the end of their term lease.
