Trying to make my down payment money go further kind of thing. 

Downpayment is only $10K through an FHA.... so it is kind of low.

Just to give perspective, they have worked very hard their whole life, is still working just as hard, and never really had anything to show for it, lived very modestly and never acquired any kind of wealth nor a real retirement account.

They apparently manage almost 300 properties, which was kind of a red flag to me because there were only 4 employees.

Philip,In part it depends on the kind of property / seller you are looking at.

It's a common issue/suggestion.

First off you have to identify what kind of investing are you looking to do (single families, apartment complexes, etc.). 

I have no experience with tax sales and I know these kinds of sales can vary state by state and county by county.Thanks!
