My suggestion would be to read 1-2 books/articles in each space and then set up conversations with 1-2 investors in each space to truly understand what skill sets, etc... would be needed in each avenue.

If you get a rent increase and the tenants portion goes up a little and they complain, say oh well you can leave, but the new place will have the same rent amount.

The magic in real estate takes time, BP calculator will tell you..After investing for 15 years in Milwaukee (usually regarded a cash flow market) I can pretty much much sum up my philospohy in a couple sentences: acquite as much real estate as quickly as possible, as early as possible in your life.

Offsets, root/soil intrusion and some build-up in the pipe.

But i cant figure out how they are coming up with these other percentages at the end of the different years.

And going to eat up the rest of the savings pretty quickly buying in that area again. 

And, other flippers/investors are typically not going to share who their good contractors are because they don't want them to be too busy for the investor's jobs when they come up.  

What terms did you end up getting?

Two conflicting truths: - Wholesaling is definitely a real part of the real estate investing industry and makes up at least 3-5% of transaction volume by members of this forum when polled, especially flippers. - I believe (and will bet anyone who cares to oppose me) there are less than 1,000 people in this country who can claim $100K or more in assignment feels or similar wholesaling income for at least 3 years in a row.
