After speaking with the seller, who is an 72 year old real estate investor looking to move on to the next chapter of his life, he give me some information about the property: rent roll is $103,000 annually, occupancy is 100% and currently there is a wait list, there is no property management company (he manages the property himself), cap ex, insurance, and taxes are roughly $21,000. the 20 unit complex is split among three building where two building have roofs that are eight years old and one building's roof is 18 but "in perfect condition", each tenant is responsible for their own water, sewer, electricity leaving the seller only responsible for taxes, insurance and upkeep. 

Like anything in life, it takes persistence and it's important to have some dialogue prior to calling these lenders about the deal or they won't give you the time of day.

This has been my life for the last 9 years on a condo purchase near Folly Beach. 

This is going to be what you do for the rest of your life as you constantly tweak and insert what you learned into action. 2.

It makes life sooooo much easier.

I've lived in this house pretty much 3/4 of my life besides the years serving in the military and inherited it from my mom passing away.

Don't try to convince everyone you are an idiot before you even begin...they might believe you.Just be proud to say what you really are, which seems to be an intelligent guy who knows the area, has a lot of work experience in the field (and life experience) and is eager to learn more about REI and buy his first property.

Some will have dips of course but not as bad as some intown Atlanta areas.I have lived in GA all of my life but I am more of a suburbanite  so do not like to be in these ultra compact areas so my views might not be the norm.
