@Nate Julianj Hello, I think the problem you may be having is that you think there is a right and wrong / black and white answer to your question regarding the appraisal/value of your home where in actuality it is all grey.

Numbers are pretty black and white.What I need are measurable, concrete results, and if they are not the results I want, then adjust from there.  

But I remember as a kid black appliances were very nice.

You can (almost) never go wrong with black doors and shutters.

I should add that I have "black light" photos that show various stains on the carpet, though I am not sure how that evidence holds up against broad, "regular camera" photos, for the purposes of determining whether this constitutes "regular wear and tear" or whether I was justified in withholding a portion of the deposit.
