In my rentals in Cleveland I have tenants that are not on Section 8 but please believe that as each tenants is leaving I am ONLY replacing them with Section 8 tenants.Don't worry too much about the neighborhood Clarence because you are not living there.

@David OlsonI am in no way an expert at this but I believe when you are making a cash purchase the main team players are:Attorneys, Title Company, Inspector and Appraiser (occasionally)Attorneys: Using legalese to get the purchase contract in writing Title Company: Perform due diligence to make sure there are no liens against the propertyInspector: You already covered thatAppraiser: To determine the price of the property at its current state and after repair value.

While a solid investment, I can't believe that prices will increase much more.Lowell and Lawrence are around $500,000 for a decent 3 family and rent at about $1500 each unit.

@Mark K. hmm interesting I’m wondering what will happen in this case being that their lease is up only a month after and I do not believe I have to honor it for Washington’s laws
