Trusses ran parallel to the wall so it doesn't seem to be load bearing wall but I might crawl the attic this week (in south Florida 90 degrees out) to make sure, and may be drill a hole in the top plate to feed down an endoscope to see if I get some answers. 

Might as well encompass all aspects of Real Estate, Engineering would be the only other thing I could think of that isn't on here.And I do have a few questions for structural engineer about load bearing walls.

Where will the accounting, business records be kept and how and when can partners access this information.Will outside parties be required to give assurance of the accuracy of the records and if so will the partnership bear the expense or will a requesting partner bear the expense.

if I want and or need to owner-occupy does that bear on a commercial loan at all?

Any reputable company covers those costs for non-voluntary transfers; if he just wants to transfer for a better job, he should bear those costs.
