Guru's are gurus are gurus  how is he going to help you he probably has 100's of students do you really think PHil is going to pick up the phone and walk you through.. it.. fly out to Solano county and go to your appointment with you.. 

You are going to see way higher ROI higher CAP RATES ect... in "less" desirable areas and when you see the numbers on the MLS spread sheet your heart starts racing then you do a drive by and don't schedule an appointment.

If you're not providing cable or satellite, it makes it a bit more of a nice touch (keeps guests happy and relaxed).Very infrequently, guests will log into their own accounts, we try to make a habit of checking and always ask (in our guidebook) that they let us know if they've logged out of our provided account.

A phone call to the service person and a text to the renter about the service appoint is not much work.

OR has been a blue state for almost 30 years and the majority of judges get appointed (since their predecessors retire mid-term) and then incumbency keeps them in there. 

You are correct that not all personal lines carriers allow it though - in FL we have appointments with 25+ carriers and only 6 allow for vacation rentals, but they certainly do pay claims on them. 

If they give a phone number, then call them.About 3 in 3 appointments will be no show.
