Any online method i can ask tenant to use that can deposit the amount to my bank account which is free for tenants and safe method for me to use. i had issue with one of the check send by tenants (not a tenant fault)and i was about to fall into scam as i tried to deposit the check online but now want to stay away from Checks. venmo/zelle doesn't allow bigger amount transfer.

For example, the laws in Texas allow me to include specific provisions in my leases that might not be legal in states like New York.One such provision I enforce is that once a tenant gives notice of non-renewal, I can immediately begin showing the property to prospective renters.Because its so state-specific I would reach out to a NY landlord, agent or property manger for more geographically specific advice.

Certain states do not allow your primary to be foreclosed upon for other judgments (for example I believe florida is one of those states) - they can still get a judgement against you for the delta though.But yes this is a concern that every person should realize, which is also why you see many of us here on BP telling people to make sure they have adequate down payment and reserves before they get into something they have never done before.
