My average renovation is $20k +That includes: new roof, HVAC, hard surface floors thoughout (NO CARPET), new kitchen & appliances, new bathrooms, landscaping, fenced in backyard, paint inside and out, Sheetrock repairs, exterior rotten wood repairs, new hardware, and more.I think it is important to take care of maintenance issues up front instead of having big ticket maintenance items in the future.Some investors look to do the minimum amount of work necessary - to get the home rented.

There are a ton of properties out there that appear to be great deals on the surface but when you run the numbers they expose their flaws.

Sounds attractive on the surface but I don't love the strategy because their share price decays over time.If you're shopping for another real estate deal, best case is probably just leaving that cash where it's at.

On the surface it's obvious, but a true why does not reveal itself until you've asked it 7 times. 

You will clean the surfaces, empty trash, shred the papers marked for recycle, vacuum the floor.

We have a mixed use park adjoining our home that is mixed with mobiles and rv pads.

If such things surface in a claim, generally the company will simply retain the amount of premium that should have been paid from the proceeds.
