Adding additional square footage to a flip is a time consuming and costly option best left to someone with construction experience.

I have researched the US a little and I am now interested in moving some of my investment activity to the US, particularly the Washington DC area.

I am looking at a property that I would like to build a fourplex on, and am trying to figure out if it is actually viable or not. the construction doesn't bother me so much as I am do construction for my living, I am trying to get an accurate cost per square foot.

With regard to law, I am a 2001 Harvard Law graduate and have spent most of my career in giant law firms in California, Minnesota, and Washington, DC.

So if installing laminate is normally $2 a square foot, you're only going to pay him $1.50 a square foot.By agreeing to that discount, then maybe it would make sense to cut him in for a portion of the profits.

Unfortunately the property is managed by a realtor who calls me next.The realtor starts by telling me that they "might" list it in a month or two, not sure if they need to sell fast, and proceeds to teach me that the prices are running $100 a square foot.
