That said, the paperwork, accounting and legal aspects were onerous -- including annual business appraisals and lots of annual paperwork -- and for me, the risk and effort outweighed the reward. 

It can be a lot of work, but it is also rewarding and has many benefits.

Also airlines today the miles rewards are not what they used to be.. unless you take some really bad timed flights etc.. but pretty much one way these days is 20k miles  in coach .. and not a premium seat so back of the plane.. 

I think if you are patient you will be rewarded.  

We are rewarded in the marketplace by being efficient, innovative, and meeting needs.

If you're going to become a long-distance landlord after the military transfers you out of Hawaii, maybe it makes more sense to learn how to do it while you're living in Hawaii and investing in someplace like Oklahoma or Michigan.The military homeowners in Hawaii are making their money by househacking with roommates (like Scott Trench's "Set For Life") or by doing live-in flips... and the more rewarding live-in flips are practically gut-rebuild. 

B-school was extremely intense, challenging and rewarding.

Try to contact the property owner directly, be persistence and you will be rewarded.
