Also I have 10k for a down payment, the house is only 50k and comparable homes in the neighborhood that are in decent shape but need an update are selling for 100-140k so it would be a great investment but I’m looking forward to hearing some insight from people with experience in this sort of thing.

@Ryan MacDonald Depending on the property type, you should definitely find someone who has experience on the type of property you have (I do mobile homes) and works in the area on a regular basis.

I started doing project management and charging a fee for it in addition to my regular agent services because I just couldn't justify working for free for clients after the sale and they kept running into problems trying to manage the projects from abroad.

They are using ours bc they never had their own there prior to the city updating but they would have a waaay harder time to do it, either use a pump to go uphill or I think the city would have to move the main water line in the whole street to get them access unless we allow them a new easement.
