It's a really nice house that I put a lot of effort/money into remodeling myself.

Also it's just unwise to put any unknown USB into one's computer.Maybe I am being a jerk and should be more willing to help out with non landlord duties? 

A bit on my self I have 3 singles in Dallas Forth-Worth area & 1 single Tampa area I sold 2 flips in Austin, TXIn DFW, I’m doing section 8 , I am getting properties with hard money loan , remodel them, and then re fi them for 30 years , I put around 45-65K for each property I have 4 properties total that cash flowing $300, $500, $1000 (section 8) , $250 per month after all taxes, expenses , insurances , mortgages .. 

Hello,So, we put this property under contract with a wholesaler, after a month, the contract expire today, and we can not close this deal, because the sellers have been unresponsive to the wholesaler. the wholesaler asked me if I wanted to extend the contract, but these guys trying to contact the sellers for the last two weeks now, and no response.What do you think we should do in this situation?

Also, don't stress over making your rental immaculate UNLESS you are in an area where new fixtures, flooring, etc are necessary for the price point because it's a good chance your tenants are going to F*** it up anyway lol or put more nicely not treat your things with the same care as you would. 

They are putting on an educational webinar on the topic of SDIRAs and real estate (the title of this post) and I wanted to see what people's opinion of their company was. 

It takes a lot to design, get the deliveries, put everything together, and make sure it's ready for guests. 

@Garrett Gahn - lots of different schools of thought, but you could put that equity to work instead of it being trapped.

I know this is historically a rough area but I have heard rumors that is is up and coming with the $$ the Cleveland Clinic is putting into their expansion.
